Back to School events

The approaching end of the summer season signals the time to start preparing for school. If you missed the 3-day school supply sales tax holiday that ran from August 2-4 in Virginia, there are still some local businesses where you can buy cheap school supplies in time for class. Maryland will also be having their tax free events from August 12-18.

Staples- is the most straight-forward; since desk supplies are what they specialize in, you’re sure to find what you need there, and they are currently running great sales on some of the most popular school items. There are over 15 Staples locations within 10 miles of Arlington.

Target- is where you can find some of the most colorful, fashionable school supplies, and the advantage of shopping here is that they also supply private school uniforms. You can print coupons for school supplies and back to school clothes directly from Target.com There are 6 locations in the Arlington area.

Wal-Mart- is generally where you will be able to find the most affordable supplies and clothes. Their website is great for back to school shopping, organized by grade and category, and you can even find checklists to make the process easier. This is a fantastic place to go especially if you are getting ready to send a kid off to college for the first time, since they have such a wide selection of basics for such low prices. There are three locations within 10 miles of Arlington.

Record breaking lows for Fixed Rate Mortgages

This article just came out in the RREIN Daily e-news magazine and I thought it was very helpful information. If you want to read more about this go to: www.FreddieMac.com

Another Week of Record-Breaking Lows for Fixed-Rate Mortgages

RISMEDIA, Friday, July 13, 2012— Freddie Mac (OTC: FMCC) recently released the results of its Primary Mortgage Market Survey® (PMMS®), showing average fixed mortgage rates continuing to find new all-time record lows amid easing bond yields following June's lackluster employment report. Both the average 30-year and 15-year fixed-rate mortgage hit new lows. The average 30-year fixed has been below 4 percent for 16 weeks. The average 15-year fixed has been below 3 percent for 7 weeks.

Results showed that the 30-year fixed-rate mortgage (FRM) averaged 3.56 percent with an average 0.7 point for the week ending July 12, 2012, down from last week when it averaged 3.62 percent. Last year at this time, the 30-year FRM averaged 4.51 percent.

Additionally, the 15-year FRM this week averaged 2.86 percent with an average 0.7 point, down from last week when it averaged 2.89 percent. A year ago at this time, the 15-year FRM averaged 3.65 percent.

The 5-year Treasury-indexed hybrid adjustable-rate mortgage (ARM) averaged 2.74 percent this week, with an average 0.6 point, down from last week when it averaged 2.79 percent. A year ago, the 5-year ARM averaged 3.29 percent.

The 1-year Treasury-indexed ARM averaged 2.69 percent this week with an average 0.4 point, up from last week when it averaged 2.68 percent. At this time last year, the 1-year ARM averaged 2.95 percent.
"Following a lackluster employment report for June, long-term U.S. Treasury bond yields eased somewhat this week allowing fixed mortgage rates to reach yet another record low,” says Frank Nothaft, vice president and chief economist, Freddie Mac. “Only 80,000 net new jobs were added to the economy last month, not enough to lower the unemployment rate from 8.2 percent. This was the concern of the Federal Reserve's monetary policy meeting held June 19-20. Minutes released from that meeting on July 11, revealed that a few members felt further monetary stimulus was needed to promote satisfactory growth in employment to meet the Committee's goal.”"

Lenders, Mortgages, & Escrows! OH MY!

Purchasing a new home can be a daunting task, and if you are a first time buyer or if this is your 20th home purchase, we always want to make the process go as smoothly as possible. Here is a list of questions that you can ask your lender or can help you in narrowing down your search for the best lender for your needs.
Please remember that we also have an extensive list of lenders that might work for you, please give us a call and we would be happy to provide that information to you.

10 questions to ask your Lender
Be sure you find a loan that fits your needs with these comprehensive questions.

What are the most popular mortgage loans you offer?

Which type of mortgage plan do you think would be best for us and why?

Are your rates, terms, fees, and closing costs negotiable?

Will I have to buy private mortgage insurance? If so, how much will it cost and how long will it be required? NOTE:
Private mortgage insurance usually is required if you make less than 20 percent down payment, but most lenders will let you discontinue the policy when you’ve acquired a certain amount of equity by paying down the loan.

Who will service the loan? Your bank? Another company?

What escrow requirements do you have? What are escrows?

How long is your loan lock-in period (the time that the quoted interest rate will be honored?) Will I be able to obtain a lower rate if they drop during this period?

How long will the loan approval process take?

How long will it take to close the loan?

Are there any charges or penalties for prepaying the loan?
